The Turkish Title Deed, also known as “Tapu,” is the official document certifying property ownership in Turkey. It contains detailed information about the property and its owner, serving as definitive proof of ownership. The process of issuing the Tapu is managed by the General Directorate of Land Register and Cadastre (TKGM), with offices in every city across Turkey.

 

What is a Tapu?

 

There are two main types of title deeds in Turkey, indicating the nature and ownership of the property:

 

1. Red Tapu (Kat Mülkiyeti/Kat İrtifakı):

• Kat İrtifakı (Construction Servitude): Indicates the property is still under construction.

• Kat Mülkiyeti (Full Ownership): Issued once the construction is complete and approved by local authorities.

 

2. Blue Tapu:

• Issued for agricultural land or properties outside urban planning zones.

Steps to Obtain a Tapu in Turkey

1. Choose the Property and Sign the Contract:

After selecting a property, a sales contract is signed between the buyer and seller.

 

2. Granting Power of Attorney (Optional):

To simplify the process, you can authorize our team to handle the application and registration on your behalf.

 

3. Prepare the Necessary Documents:

• Passport copy (translated and notarized).

• Tax number (Vergi Numarası).

• Property appraisal report.

• Seller’s ID or Passport.

 

4. Schedule an Appointment at the Tapu Office:

Both buyer and seller (or authorized representatives) must attend the appointment.

 

5. Title Deed Transfer:

The Tapu Office processes the application within 3–5 business days. Upon completion, the buyer receives the official title deed.
